Parking
Only one parking spot is allocated per unit, regardless of size. If you have multiple vehicles, only one car per unit can be parked in the Obertal Inn or specific vacation home lot. Occasionally, we can accommodate an additional car for a fee, but it must be requested and arranged with the front desk agent on the day of arrival. Free parking is available at each vacation home. Each vacation home unit has space for one car. Additional cars can be parked on your own or at a supplemental lot for a fee, but it must be requested and arranged with the front desk agent on the day of arrival. Please be advised that over-night street parking is possible from April through October. Winter parking restrictions are strictly enforced during the winter months due to the need for regular snow removal activities.
POLICIES
Our trip protection is strongly recommended, as it protects non-refundable reservation costs. For 12% of the total cost of your reservation (plus tax), you may cancel, for any reason, without cancellation penalty cost until noon the day before your arrival. Once checked in, early departures are NOT covered by this insurance. Trip protection MUST be purchased within 72 hours of booking; the arrival date must be at least 7 days from the date of purchase and cannot be canceled.
Deposit & Payment Terms
Reservations are confirmed with a deposit equal to the first night’s room rate plus tax. The remaining balance will be automatically charged once your reservation enters the non-refundable period. Please ensure the reservation address matches the billing address on the credit card used for payment.
Cancellation Policy
Because we are unable to make exceptions for weather, travel delays, illness, or personal emergencies, we strongly recommend purchasing our trip protection to protect your trip investment.

• Most dates: Cancel 72+ hours before arrival for a 100% refund
• Within 72 hours: Non-refundable
• Festival & Holiday Dates* (includes Thanksgiving–New Year):
– Cancel 14+ days before arrival: 100% refund
– Within 14 days: Non-refundable
Wunderbar Condos, Obertal Townhouse, & Garden Haus
• Cancel 30+ days before arrival: 100% refund
• Cancel 15–29 days before arrival: 50% refund
• Cancel within 14 days: Non-refundable
*Festival & Holiday Dates
Due to limited availability and high demand, Festival & Holiday Dates include the following festival weekends and the period from Thanksgiving through New Year’s. Local event schedules and observed holiday dates vary slightly from year to year.
These dates include:
- Winter Karneval (MLK Jr. weekend)
- Accordion Festival (last weekend in June)
- Autumn Leaf Festival (last weekend in September)
- Oktoberfest (first three weekends in October)

Rebooking & Credits
One of the benefits of booking directly with us is when a reservation is canceled within the non-refundable window, we will do our best to reduce your financial impact.
If the canceled dates are rebooked, a refund up to the amount paid (based on the new guest’s rate) may be refunded.
If some or all the canceled nights are not rebooked, a goodwill credit of up to 50% of the stay amount may be offered. (Credits exclude Festival & Holiday Dates and must be redeemed by phone at 509-548-5204.)
Travel Conditions: Weather, Road Closures & Air Quality
Leavenworth experiences seasonal conditions that may impact travel, including winter weather, mountain pass closures, and occasional wildfire smoke during late summer and early fall.
Winter Travel:
If Stevens, Snoqualmie, White, and Blewett Passes are all under mandated closure at the same time—either indefinitely or with a reopening time after 4:00 PM—we will review reservations daily and waive cancellation penalties for each individually impacted night.
Wildfire Smoke & Air Quality:
Wildfire smoke and air quality conditions are regional events beyond our control and do not qualify for refunds outside our standard cancellation policy.
TRAVEL INSURANCE
Life happens – Protect your trip. For 12% of the total cost of your reservation (plus sales tax), you may cancel without any cancellation penalty cost – at any time – for any reason. Please call – 509-548-5204. Insurance must be purchased within 72 hours of your booking date and cannot be canceled.
PLEASE consider taking out TRAVEL INSURANCE. Should you choose not to protect your stay, the Obertal Inn & Leavenworth Vacation Homes cannot be financially responsible for any cancellations falling within our outlined policies.

The Obertal Inn understands the importance of protecting the privacy of personally identifiable information collected about guests, callers to our reservation line, and visitors to our website.
We collect information only in a manner deemed reasonably necessary to serve our business purposes and comply with our legal obligations. On our Website we do not collect personally identifiable information from Customers unless they provide it to us voluntarily and knowingly. When you reserve a room with us we will capture information such as name, address, telephone number, e-mail address, and credit card number to process your reservation. The primary purpose of capturing your e-mail address when you make a reservation with us is to send you a reservation confirmation. We safeguard our Customers’ personally identifiable information by using industry standard practices.
