Is my vacation home in town?
All our vacation homes, except the All Seasons River Inn (housing king, themed suites and a 2 bedroom / 2 bath apartment) are downtown. Each is easy walking distance to all that Leavenworth has to offer from River to shops and dining.

Can I get a rollaway? Is there a fee?
Please do not exceed the maximum number of guests allowed in each vacation home. Should you require a twin or queen-sized aero bed, we can provide one (with bedding included) at an additional fee. We do not have rollaway beds.

What if snow, fires, or road construction keeps me from getting there?
Please plan your route before getting on the road. The Washington Department of Transportation (WSDOT) app is wonderful in providing information on road closures and alternate routes. We follow our cancellation policy. If there is a route to get here, we expect to see you.

How will I get into my vacation home?
Please drive to the Obertal Inn at 922 Commercial Street. You will sign your arrival form, take care of any balance, and receive directions and the keys or codes to your unit.

Does my vacation home have a hot tub?
The Snowcreek Birch and the Garden Haus have a private, fenced hot tub. We have several units that have a jacuzzi tub in the room as well.

Do your vacation homes have air conditioning?
Yes. Please read the instructions regarding your unit’s air conditioning upon arrival. Lowering blackout shades and blinds, or closing curtains, during the heat of the day will help keep extra heat out so your air conditioning can do its job.

What do I need to do before I leave the vacation home?
Prior to leaving at 11:00am, please load and start the dishwasher. We are happy to remove the trash and linen. There is a broom and dustpan in the hall closet and a multipurpose cleaner under the kitchen sink for your convenience, should you want it.

Does my building have a refreshment or ice machine?
Each vacation home has a full refrigerator with an ice machine if it has a kitchen. Vacation home units with a mini fridge have an ice tray. You are welcome to use the soda and ice machines on the second floor of the Obertal Inn.

What does dog friendly mean?
All our rooms and vacation homes accept up to two dogs. A fee per dog per night plus tax will be added to the reservation. Dogs are not allowed on the inside or outside furniture. It is the responsibility of the owner to ensure their dog(s) acts courteously around other dogs and guests and does not cause damage to the unit. Dogs should not be allowed to relieve themselves in the unit, on balconies, patios, planters, or the building.

May I smoke, grill, or have an open flame at the vacation home?
Please ensure you smoke at least 25 feet away from any doors or windows to the building. Smoking and vaping are not allowed inside or on balconies or patios. No smoking is allowed on the All Seasons River Inn property due to its woodsy location. Two units have a grill in the private fenced yard. Open flame from candles or torches or providing personal grills is prohibited.

May I have a party or gathering in the unit?
It is wonderful to get together with family and friends in the unit. Some units even have games to enjoy. Please be conscientious of excessive noise (quiet hours are enforced from 10pm to 8am or when other guests are disturbed), or more than 6 guests on large balconies. The number of guests staying in the unit overnight must not exceed the number on the reservation.

What if something doesn’t work or breaks during my stay?
The guest accepts liability for any damages or loss, including the rental key, and authorizes the hotel to charge accordingly. All our units are maintained regularly, but please notify the Obertal Inn or urgent situations number (provided at check- in) of any damage or incident to the property so it can be addressed immediately.
